Construction Management (CM) ensures that the project runs smoothly throughout the construction phase. It ensures that the design is fully implemented and that defined project milestones are achieved in terms of costs, deadlines, and quality.
In direct consultation with the client, our CM team controls, manages, and coordinates all on-site processes while ensuring effective communication between designers and construction trades.
Process analysis and scheduling
At an early stage in the design process, our CM team starts to simulate the construction sequence by conducting a process analysis to develop workflow-driven site solutions. For this purpose, we use the virtual building model to parameterize and simulate the project in a comprehensive manner.
Essential to our success is the establishment and continuous update of a schedule model as a coordination tool for all project stakeholders. Reliability of timeframes and deadlines is supported by continuously analyzing deviations between the simulated model and the completion date model.
Quality and cost control
We conduct site inspections to ensure that completed construction works conform to the detailed design specifications.
The data model enables us to retrieve installed materials and components and their properties. We employ augmented reality to detect and rectify geometric discrepancies without having to perform post-completion measurements.
Cost control links completed works and structures to the agreed costs. Automated cost control makes it possible to invoice construction works at contractually agreed prices and to verify invoiced amounts in our accounting system, which is done in a digital process that allows for immediate reconciliation with contract amounts.
Lean Construction Management
In Lean Construction Management (LCM), we create process-based schedules and cycle plans in coordination with the design, specification, and site management teams. Scheduling control activities with buffer times enables us to quickly identify and compensate unforeseeable disruptions to the construction process such that target deadlines can be coordinated and controlled even earlier. In the daily schedule management meeting held on-site, we involve all contractors in a collaborative approach to identify common solutions in the event of conflicting targets.
