Dornburg/Saale is renowned for its Renaissance Castle, Rococo Castle and Old Castle perched on a limestone cliff approx. 100 m above the river Saale. The old town center of Dornburg is a redevelopment area comprising of the old farm estate “Altes Gut”, which has slowly been falling into disrepair since 1989. Dornburg has great potential to develop housing and tourism, but unlike surrounding cities such as Weimar, Jena, Apolda, Bad Sulza and Naumburg tourism here is poorly developed; gastronomy and lodging are hardly available. Due to its proximity to the expensive residential location of Jena, Dornburg enjoys great popularity and some housing immigration. The main property owner, Friedrich-Schiller-Universität Jena, uses the adjoining Old Castle as a conference center throughout the year, but needs more space to host overnight stays and gastronomy catering to national and international scholars.
The master plan strives to balance diverse interests; the City of Dornburg-Camburg as well as the interests of the University, the Thuringian Castles and Gardens Foundation and the International Building Exhibition (IBA) Thuringia. For the first time the estate will become a public, lively part of the city center offering housing for various user profiles, retail and commercial spaces, municipal functions as well as a conference ring at the Old Castle including gastronomy and accommodation on a gross floor area of approx. 15,000 m². Existing building fabric will be partly preserved und subtly contrasting new buildings will be added. A new mobility concept including pedestrian and cycle paths as well as A regular shuttle service between the train station and city will improve accessibility. Initial low-cost measures such as makeshift buildings, service stations on the river banks and a redesign of the train station surroundings will help to boost visibility and tourism alike.
